Tree Roots, Drains and Foundations: What Actually Causes Damage

Roots almost never break a sound pipe — they exploit one that was already failing. Knowing the difference saves a lot of trees, and a lot of money.

Tree roots get blamed for a great deal they did not do. They also cause real, expensive problems. The difference matters, because removing a mature tree on a wrong diagnosis costs you the tree and leaves you with the original fault.

The short version

  • Roots do not break sound pipes. They enter pipes that are already cracked or displaced.
  • Roots rarely damage modern foundations directly. Soil moisture change on reactive clay is the real mechanism, and it is uncommon in most of Auckland.
  • Roots absolutely do lift paving, paths and low walls. This is the genuine, everyday problem.
  • Most roots sit in the top 300–600mm and spread one to three times the canopy radius.
  • Removing the tree does not repair the pipe.

How roots actually grow

Most people picture a mirror image of the canopy, with a deep taproot anchoring the tree. That image is wrong in almost every respect, and correcting it explains most of what follows.

  • Roots are shallow. The great majority of a tree's absorbing roots sit in the top 300–600mm of soil, where the oxygen and water are.
  • Roots are wide. A root system commonly extends one to three times the radius of the canopy — well beyond the drip line, and frequently well beyond the boundary.
  • Taproots mostly disappear. Many species produce one as a seedling and then abandon it. Mature trees are generally anchored by a wide plate, not a deep spike.
  • Roots do not seek water. This is the important one. Roots grow where conditions are already favourable — they proliferate in moist, aerated soil they encounter. They do not sense a pipe across the garden and travel toward it.

That last point dismantles most of the folklore. Roots are opportunists, not hunters.

Drains: what really happens

A blocked drain full of roots is a genuinely common and genuinely expensive problem. But the sequence is almost always the same, and it does not start with the tree.

  1. An old pipe — typically earthenware or concrete, with mortared joints — develops a crack or a displaced joint through age, ground movement or settlement.
  2. Moisture and nutrients leak from the fault into the surrounding soil.
  3. Roots already growing nearby proliferate in that favourable pocket.
  4. Fine roots find their way through the existing opening.
  5. Inside the pipe, with abundant water and nutrients, they grow into a dense mass and block the line.

Roots cannot penetrate a sound, sealed pipe. Modern PVC with rubber-ring joints is essentially immune while it remains intact. If roots are in your drain, the drain had a fault.

Why removing the tree does not fix it

The pipe is still broken. Roots from other trees, from a neighbour's tree, or from shrubs and hedges will find the same fault. Root cutting and chemical treatments buy time — usually a year or two — but the durable fix is relining or replacing the damaged section. Do that, and you can often keep the tree.

Older suburbs with original earthenware drainage — Epsom, Mt Eden, Remuera, Onehunga and older parts of Papatoetoe — are where this comes up most. The drains are the common factor, not the trees.

Foundations: the honest picture

This is where trees are blamed most often and deserve it least.

The direct-pressure myth

Roots growing under a foundation and physically lifting it is largely mythology for modern construction. Roots grow where there is oxygen, moisture and low resistance — not into compacted subgrade under a concrete slab. They do not have the penetrating force people imagine.

The real mechanism: soil moisture

The genuine risk is indirect. On reactive clay soils that shrink significantly when they dry out, a large tree drawing substantial moisture from the ground near a building can cause localised shrinkage, and therefore differential settlement. The building moves unevenly and cracks.

Conditions for this require: reactive clay, a large tree close to the building, shallow foundations, and typically an extended dry period. That combination exists in New Zealand but is not the Auckland norm — much of the region sits on volcanic soils and less reactive material.

What usually causes the movement instead

  • Poorly compacted fill under part of the building;
  • Inadequate or blocked drainage saturating one side of the foundation;
  • Original foundation design or construction shortcomings;
  • Ground movement, slope creep or erosion;
  • Leaking pipes washing out material beneath the slab.
Get it diagnosed before you remove anything.

If a building is moving, engage a structural engineer or building surveyor. Removing a large tree is irreversible, may require resource consent, and will not help if the cause is drainage or fill. Removing a tree that was stabilising moisture levels can even trigger heave as the soil rehydrates.

Paving and paths: the real problem

Here roots genuinely are the culprit, and routinely. Because they sit shallow, roots thicken directly beneath paths, patios, driveways and low walls, and concrete has nowhere to go but up.

Species that do this most in Auckland gardens: pōhutukawa, liquidambar, plane, poplar, willow, gum and most large figs. Anything vigorous and surface-rooting.

Common results: lifted and cracked concrete, tilted pavers, trip hazards on footpaths, displaced kerbing, and low garden walls pushed out of line.

Root pruning is not risk-free.

Roots are structure. Cutting large roots on one side of a tree can compromise its anchorage and create a windthrow hazard — sometimes years later. As a rough guide, never cut roots within a distance of the trunk equal to several times its diameter, and get advice before cutting anything substantial. A tree that fails after root pruning was destabilised by the pruning.

When removal is the right call

Sometimes it genuinely is:

  • Repeated drain failures where relining the whole run is not economic and the tree sits directly over it;
  • Structural damage to a building confirmed by an engineer as tree-related;
  • The tree is inappropriate for its position — a large surface-rooting species metres from a driveway that keeps failing;
  • The root damage coincides with structural problems in the tree itself — see the warning signs;
  • Roots have been severely damaged by earthworks, making the tree a hazard in its own right.

If the tree is protected, none of this is self-executing — documented evidence of damage is what supports a consent application. Check the property first.

What happens to roots after removal

Once the tree is gone, the roots stop growing and begin decaying over several years. They are not actively removed by stump grinding, which deals with the stump and the immediate root collar rather than the wider system.

Two consequences worth planning for:

  • Settlement. As large roots decay, the ground above them can subside. If you are laying paving or turf over a former root zone, expect to top up over the following couple of years.
  • Building over. Where a foundation, driveway or service trench is going in, grinding is not sufficient — the stump and structural roots need full excavation. See grinding vs removal.

Roots in a drain also do not disappear on removal — the existing mass needs clearing and the pipe still needs fixing.

Frequently asked questions

Can tree roots damage house foundations in New Zealand?

Directly, rarely. Roots do not have the penetrating force to break sound modern foundations. The real mechanism is indirect: on shallow, reactive clay soils, a large tree draws moisture out of the ground and causes the soil to shrink, which can lead to differential settlement. This is uncommon on most Auckland ground, and movement is far more often caused by drainage, fill or foundation issues.
